HOW TO EARN TOP DOLLAR FOR YOUR ESTERO HOME FOR SALE

Preparing your Estero home for sale requires dedication and effort to ensure that you earn top dollar. The moving process is stressful, and your excitement about your new home can cause you to neglect important steps to make your home marketable. The following tips will help you prepare your home for potential buyers who compete to submit the winning offer.

EVALUATE YOUR HOME'S EXTERIOR

The old saying, "you never have a second chance to make a first impression," is true, even in real estate. Your home's exterior is the first visual a buyer has during a showing and when viewing your home online. The exterior picture determines whether someone clicks to learn more or chooses to walk away.

Evaluate your exterior and take these steps to improve your curb appeal:

  • Power wash the exterior. You can do this yourself or invest in a professional service.
  • Clean rain gutters and wash outside windows and screens
  • Inspect outdoor light fixtures and replace or update them as needed
  • Consider adding a fresh coat of paint to your front door
  • A fresh new welcome mat

The time of year plays another vital role in whether yard work is necessary. For example, spring and fall may require light landscaping, whereas the summer rainy season may result in lots of growth that needs to be trimmed up.

The exterior of your home is the main factor that will draw initial interest from buyers. So take a step outside and look over your exterior with a new perspective. Identify the areas that need improving and take steps to make it happen.

CLEAR CLUTTER FOR A MORE MARKETABLE HOME

Clutter can be a problem in many homes. Unfortunately, the moving process can actually create more clutter right when it’s essential to get rid of it. Remember, you want to make your home as attractive as possible to receive a top-dollar offer.

Prospective buyers can lose interest quickly when clutter obstructs their views. But not only is clutter distracting, but it can also be unsafe as a fall hazard. Organize belongings into keep, donate, and sell bins, then move your choices out of sight.

If young children or teens are a part of your living space, ask them to help by cleaning their rooms and removing their items from shared living spaces. Putting away toys, making beds, and other small tasks can make them feel a part of the process.

Homebuyers typically express an interest in storage and closet spaces; consider renting a storage unit for your items so potential buyers can see these spaces. Remove clutter, neatly arrange closets, and marvel at the improvement this action makes to your living space.

CLEAN EVERY ROOM

Removing clutter gives you a chance to deep clean previously unreachable spaces. However, if scrubbing every room in your home is daunting or physically challenging, consider hiring a cleaning service.

A fresh, smelling, clean home sounds simple enough, but sellers often overlook it. Cutting corners or doing the bare minimum can negatively impact a buyer’s interest in your property.

If you have pets in your home, make sure there are no lingering pet odors or pet hair. Notify your Estero realtor if you have a pet so that you can make arrangements to secure the pet for showings. Your pet may be the apple of your eye, but they can sometimes scare and unintentionally harm a potential buyer.

From ceiling fans to baseboards, scrub and clean every inch of your home. Pay particular attention to the kitchen and bathrooms. Not only will cleaning your home impress potential buyers, but a clean house can leave you feeling proud and refreshed.

STRATEGICALLY STAGE YOUR HOME

While there is no need to replace your furniture, you can rearrange it to change the look of a room. For example, moving a sofa or bed can make a room look larger. You should also evaluate your curtains and bed linens to determine if they require replacing.

Some sellers feel more comfortable removing personal items from rooms, such as family photos. However, keeping some artwork present can add to the decor and make it feel more like home. If time allows, brighten wall colors with bright or comforting tones to really improve the interior’s appearance.

The key is to focus on comfort and create an inviting space. The ultimate goal is for a potential buyer to say, "I could live here." When your clean and repaired home makes this same impression on multiple buyers, a top-dollar offer is generally on its way.

Finding the right balance between too much and not enough is sometimes challenging. The Guillette Group helps sellers by guiding them through the listing preparation process. Our down-to-earth approach can motivate you to make your house shine for potential buyers.

No two homes are alike. The items, furniture, and spaces that you and your family share are unique. By placing less emphasis on your personal touches and more on what the home offers other families, you can accomplish your mission and get a top-dollar offer.

DO NOT MASK DAMAGE

Hiding a much-needed repair now may cost you the sale of your house later. A home inspection may turn up your hidden damage, making the situation with a buyer awkward. So take the initiative now to fix the damage so that you can get what your home is worth.

Other dangers to avoid when selling your home are:

  • Showing up during a showing: Stay away from the house while there is a showing; go to a movie, ride bikes, or engage in some other fun activity
  • Becoming emotional: Exhibiting signs of sadness over the sale of your home can frighten prospective buyers away.
  • Refusing to listen to your realtor: Your realtor has the marketplace experience you need, and they want to help. So be attentive and trust their expertise.

Whether you are selling your first home or your third, the process remains the same. Clean, declutter, make repairs, and leave emotions out of it. Allow yourself a short period of time to feel sad, then shift your focus to your next home.

10 STEPS TO PREPARE YOUR ESTERO HOME FOR SALE

Estero is a paradise in Southwest Florida with an abundance of luxury homes and neighborhoods. With many eager buyers in the Fort Myers Real Estate market looking to call Estero home, it’s a great time to list your Estero real estate for sale. Before jumping into a multimillion-dollar transaction, you should adequately prepare your Estero real estate for potential buyers.

Use the ten steps below to ensure your Estero home makes a good impression on luxury buyers in the Southwest Florida real estate market.

1. COMMIT TO YOUR DECISION TO SELL

If you’ve lived in Estero for a long time, deciding to sell your home can be a difficult task. Whether you chose to retire on the coast, live near family, or fell in love with the location while on vacation, buying a home is a significant financial decision. Parting with the land, view, memories, and the house itself can be even more difficult.

However, selling a home is a major step toward the next phase of your life. Be sure you’re selling your home for the right reasons and are prepared to face the difficult task of eliminating sentimental value from the equation. Find our guide For Sellers to help sell your Wildblue Home.

2. EXAMINE YOUR ESTERO HOME WITH A CRITICAL EYE

When you look at your home, you often see your life in the space, the tree you planted when you moved in, or the flower garden the kids helped build—not the property itself. This is where you need another set of eyes that can see the property's actual value and where it can be improved with unclouded vision. An unbiased opinion can help you turn your home into a house everyone wants and ensure it’s listed at the right price and geared toward the right buyers.

3. FIX UP THE ESTERO PROPERTY

One of the best ways to improve the value of your home is to hire an inspector to go over the home's plumbing, wiring, and structural integrity—making a list of potential repairs along the way. A house that doesn’t require repairs will sell much faster than one with a laundry list of tasks.

Common repairs completed before selling include walls, fixtures, caulking, cabinetry, and paint. Additionally, quality flooring can be a major selling point—especially new flooring. A good inspector will tell you how appliances like the water heater are fairing before hiring a contractor to complete the repairs on the list.

There are times when the cost of a roof repair can be included in the selling price. This repair is usually costly, and homeowners can be at a loss about how to fund the project. A real estate agent can help negotiate with the seller and the mortgage company to accommodate the repair while keeping your profit margin in mind.

4. CAREFULLY CONSIDER YOUR UPGRADES

A big selling point for your Estero real estate may be new and updated fixtures, appliances, and outdoor spaces. Consider installing energy-saving items like a tankless water heater, home water softener, flow limiter, and timed outdoor watering systems.

Because of Estero’s proximity to the water, residents should also consider adding an outdoor shower, mudroom, new porch decor, and flower beds with native flowers. Additionally, touch up your outdoor paint and install lights and a camera system. Sometimes the smallest adjustment and upgrades are the key to making a fast sell.

5. STAGE THE INTERIOR AND EXTERIOR

When you show your home, you want it to look move-in ready. Hiring a stager who can craft a universally appealing aesthetic in your Estero Real Estate is one of the best decisions you can make when selling your luxury home.

Staging makes the best of lighting, space, and current decor trends. Inside the home, a stager can show the luxurious bedrooms or craft a cozy vibe in the living room. Outside, they can transform your patio into an ideal summer hangout spot. All of these changes will encourage buyers to envision themselves living their life in your home—and, by extension, encourage better offers.

Stagers simply set the scene and show your home’s potential in a neutral light. While some stagers allow buyers to purchase the furniture shown, most of the time, it’s taken away before the new owners move in.

6. BE COMPLETELY HONEST TO THE BUYER

Create a running file of all the additions, improvements, paint types, and flooring you change to hand this information over to the buyer. Be sure you don't hide any potential problems they may face down the road. Letting the buyer know about energy costs, taxes on the home, and other financial and legal matters can help the buyer decide if the house is everything they need (and can afford).

7. SEEK PROFESSIONAL GUIDANCE FROM AN EXPERIENCED ESTERO REAL ESTATE AGENT

Once you decide to list your Estero home for sale, the best thing to do is hire help. Experienced realtors—like the team at The Guillette Group—can help you through the nuances of selling your luxury home, including researching its actual market value. You can trust your Estero realtor to know the best inspectors, assessors, construction teams, and stagers in Southwest Florida.

Do your research and conduct interviews before deciding on a real estate agent. Remember: you want a reliable, helpful, and experienced real estate team that can guide you through the challenges of selling a luxury home on the Florida Gulf Coast. Make sure you can trust and communicate with the team you hire—and ask for client recommendations.

8. MAKE SURE YOUR ESTERO REAL ESTATE STANDS OUT

Being on the Southwest Florida coast is an ideal selling point, but if your home doesn't appeal to a wide range of buyers, you won't get many well-qualified offers. Make sure your home is clean, inside and out, and has fresh paint. Its windows and glass doors should be clear and free of any window coverings to allow plenty of light.

Take a walk to your curb and check off the list below to see if your yard could use strategic maintenance:

  • Lawn is manicured
  • Landscaping is fresh
  • Windows are clean and in good, functional condition
  • The exterior paint is fresh and clean
  • The house number is visible
  • Doors are free of paint chips and in an inviting color
  • The pavement is clean (free of weeds, oil spots, and mud)

A professional landscaping company will be your best friend when preparing your Estero real estate for sale. Pressure-washed sides, windows, and concrete can make your home appear almost new. Impressive landscaping that needs little care will be a huge selling point. Of course, you can include the names of the companies you used for the buyers so they can maintain the look.

Overall, the cost of maintaining your landscaping through the listing process will pay for itself when you close on your Estero home sale.

9. ELIMINATE POTENTIAL ISSUES

Sights, smells, and sounds can easily put off potential buyers. As you did with your home’s exterior, consider hiring a professional cleaning company to deep clean your interior. It may go without saying, but an odor-free, calming, and inviting home will sell faster than a home that has not been well-curated for potential buyers.

10. PRICE COMPETITIVELY—AND NOT FOR SENTIMENTAL VALUE.

While it’s natural to have an emotional attachment to your Estero home, sentimentality can cause major issues when setting a reasonable price for Estero homes for sale. Use an assessor to determine the actual value of your home and work from there.

Your Southwest Florida realtor will also help you set a selling price that is neither too high nor too low for your ideal buyer. You want to be competitive based on your home's value and to entice enthusiastic buyers to offer more than you’re asking. After completing a professional assessment, you can make the updates that best suit your home and add the costs to your listing. You also can sell furniture, fixtures, and other items that may not be included in the property.

WHAT TO LOOK FOR DURING ESTERO OPEN HOUSES

With warm and inviting weather year-round, there’s never an off-season for visiting open houses in Estero. Attending open houses is a great way to get a feel for the available Estero Real Estate, the hottest amenities, and pricing trends. It’s also a perfect way to see as many properties as possible as you look for that perfect home.

Many people get lulled into admiring homes rather than taking a critical look at each property. Buying a home can be the biggest purchase in your life, so you want to be careful and make sure you aren’t making a snap judgment based on how a home looks. There may be flaws or red flags that you need to be aware of, so you can eliminate those homes from your wishlist.

ESTERO HOME PRICES

As you begin the process of buying Estero or beach real estate, you need to understand Southwest Florida’s market dynamics. The most recent median price of homes in this community just south of Fort Myers was about $463K. That’s a whopping jump of nearly 40% compared to the previous year, which shows just how popular this Sunshine State village is.

In addition to setting a home buying budget, be sure to hire a licensed, experienced Estero realtor to assist you with every aspect of the transaction. Although sellers hold the advantage in hot markets like this, a talented agent can still help buyers get a good deal. Agents who have several years of experience in the local luxury market—like Angie Guilette—have established relationships and are the first to receive information that can help you craft a winning offer.

HAVE A CRITICAL EYE

You’ll notice that most Estero luxury homes for sale have been cleaned from top to bottom, decluttered, painted, and staged in advance of open houses. The home probably smells good as well from freshly baked cookies or other homey scents. While all that preparation gets you thinking about how it would be to live there with your family, you still need to exercise some healthy skepticism and give it a critical eye.

PAY ATTENTION TO PRICES

Visiting several open houses can give you a realistic sense of what your home buying budget will get you. Remember, the median price is the middle point, so there will be houses above and below that. While it can be fun to see different houses, be sensible in viewing only the ones that are in your price range.

If you have to readjust your expectations on either house size or neighborhood, it’s best to do so sooner rather than getting in over your head financially later on. Once you’ve seen enough Estero houses that fit your criteria, you’ll be able to develop a sense of which ones might be overpriced and which ones seem to be at a fair market value.

THINK ABOUT YOUR WISH LIST

When you are touring open houses for Estero luxury homes, consider the floor plan and number of bedrooms and bathrooms that will be ideal. A home might look terrific, but if you have a growing family and get the sense it’s not going to be big enough, it’s time to move on. On the flip side, while bigger houses are nice, you might be biting off more than you can handle when it comes to price.

Perhaps other wishlist items for you and your family’s lifestyle include an indoor pool and a private dock. Sharing your wishlist with your Estero realtor will help them locate the best properties for you. Hopefully, the homes you like will be staged just right so that you can imagine what it would be like for your lifestyle and with your possessions in there.

STORAGE SPACE

In addition to scoping out square footage and the number of bedrooms and bathrooms, eyeball every storage space in that pretty Estero property to make sure it would be adequate for you and your family’s needs. Do you need multiple-car garages or shelter for your boat? Look in every closet to make sure it has ample space for all your clothes, shoes, and accessories, plus room to grow. Check to see if the pantry and cabinets in the kitchen will comfortably hold all your kitchen, food, and beverage favorites.

If you’re a wine collector, a state-of-the-art wine cellar might be a must. Bathrooms are another area where you’ll want to ask yourself if there’s enough storage space. There’s hardly anything worse than moving into a house and realizing there’s not enough room for all your things.

CHECK OUT THE NEIGHBORHOOD

If you like a particular Estero property and think you’ll make an offer, don’t stop as you’re scoping out the house and yard. Take a walk or drive around the neighborhood and see if the location will do for you and your family's needs. If you have children, you’ll want to research schools in the area and how accessible they are to the house. You might want to get a sense of traffic flow and distance from essentials such as your work and groceries. Perhaps your dream is to have a world-class country club, golf course, or horse boarding nearby.

If you can, introduce yourself to neighbors. Talking to them about the area might give you helpful insights, with the added benefit of meeting members of your potential new community. Another helpful tip is to come back at night and see if there is adequate lighting and if the neighborhood feels safe.

DON’T BE IN A RUSH

Sometimes, homebuyers can panic if they fall in love with Estero luxury homes, rush into the process, and end up making avoidable mistakes such as overpaying and signing less-than-optimal agreements or not making their offers attractive enough to win.

Your Estero real estate agent can help you in a myriad of ways, and make your home buying journey a smashing success. Let your agent schedule a private showing so you can take your time looking at the property and get their expert guidance on making your offer stand out from the rest.

RED FLAGS

There are several red flags you should look for that could be a sign of trouble with the home’s condition. These problems can crop up in any Estero property.

Mold- In a hot, humid climate like Florida’s, look for any signs of mold. Whether you are mold-allergic or not, you’ll want to check for mold on all surfaces, and anything made of wood or paper. Since mold needs moisture to thrive, check for any signs of water damage and around air conditioners. Your sense of smell can also come in handy. Pay attention to any earth or musty odors, as these can point to a possible mold problem.

Water damage — It is also essential to inspect for signs of water damage from flooding or storms. Since pools are a staple in Estero luxury homes, checking the pool area — as well as looking for any leaks from damaged popes — is also advisable.

Poor maintenance — Look for tell-tale signs that might indicate the home hasn’t been kept in good shape. Dings in the wall, flaking paint, missing floor tiles, buckled floors, dilapidated grounds, and leaking plumbing fixtures are all signs of poor maintenance. These problems could mask bigger issues that the homeowner has ignored or is trying to hide.

These are just some of the major red flags to look out for during open houses for Estero real estate. Your Estero realtor will be your best source for other helpful information and things to look out for on your hunt for your perfect new home in colorful Southwest Florida.

TIPS FOR BUYING A LUXURY HOME IN ESTERO

Tucked into a bay on the southwestern coast of Florida sits the lesser-known luxury village of Estero. Estero is a true hidden gem in South Florida, and its location near other hotspots makes it an ideal place to relax while enjoying the amenities of nearby Naples or Fort Myers. According to the World Population Review, Estero had a population of 35,000 as of the latest Census tally. Estero’s size lends itself to many of the appeals of urban sophistication without sparing the relaxation and comfort of life in smaller towns.

Estero, which used to be a citrus farming community, boasts an average of 266 days of sunshine every year and average temperatures in the mid-70s, making it the ideal location for year-round outdoor activity. Residents and visitors to Estero love to visit the many parks and beaches in and around the area, including Mound Key Archaeological State Park, which is accessible only by boat. Other lures include the pristine beach on Estero Island and the wild nature trails at Koreshan State Park. Estero is also known for its world-class golf courses, including the Pelican Sound Golf & River Club and the Stoneybrook Golf Club.

Estero real estate is hot in 2022. Luxury homes in the area are limited and in high demand. These competitive market conditions make professional representation a must.

Are you considering Estero real estate? There are a few things you should know about the area and the market before diving in. Purchasing Estero luxury homes will be easier to navigate with these simple tips.

CONSIDER THE AREA

Location is key when it comes to real estate, and the luxury market is no exception. One of the premier places to live in Estero is Shadow Wood at the Brooks, an upscale community with 34 different neighborhoods and 1,481 houses. The community has a nature preserve and a country club on site.

If you have children, you may want to consider schools and activities for kids in Estero, like going to see hockey games with hometown team the Florida Everblades at the Hertz Arena. If you are an empty nester or have a smaller family, then perhaps an area plentiful with restaurants and other activities fits more with your lifestyle. Take a look at the various neighborhoods to decide which one is right for you and your family.

UNDERSTAND PAYMENT OPTIONS

It’s best to have a good understanding of payment options before going forward with a luxury home search in Estero. A financial advisor or a lender can help discuss all of the options with you. The notion that “cash is king” when it comes to purchasing luxury homes still holds weight, as sellers tend to prefer cash purchases to both avoid financing delays and lessen the chance of offers falling through. Considering an all-cash purchase might make you a more desirable buyer, but the benefits of low-interest rates might make financing the preferred option. If financing is preferable, you will want to figure out your ideal down payment percentage and your top line when it comes to price. These numbers can always be reworked as you begin looking at homes, but having an idea upfront makes the search much easier both for you and your realtor. Make sure to discuss the financials with others in your household, too.

KNOW YOUR PRIORITIES

One of the most important parts of purchasing a luxury home in Estero is being clear on your non-negotiables. If you plan to make the purchase with your partner or other family members, you will want to thoroughly discuss your wants and needs before heading into the buying process. It’s advisable to make a list of “must-haves” and “nice-to-haves” for your new purchase. For example, for many buyers in Estero, a swimming pool is a “must-have.”

Another thing you want to consider is buying an existing home versus building a new luxury home. If you wish to construct a new home, there will be other costs and processes to consider, such as working with an architect, creating plans for the home, and deciding exactly which finishes you prefer. Please remember: supplies are pricier and harder to come by in recent years, so this is something you will want to recognize before constructing a new home.

If you are hoping to buy an existing home, there are also some things you will want to consider.  Are you hoping to find a home that is move-in ready? If not, do you have the desire and time to remodel some parts of the home before moving in? Will hiring a renovation contractor for your remodel suffice, or will an architect be required? Are you hoping to have the seller do some of the heavy liftings with contingencies?

Knowing your priorities upfront will make the searching and buying processes go as smoothly as possible. Be sure to speak to family members about their must-haves as well. Once you’re equipped with a list of must-haves for your home, you are more than ready to start searching for Estero luxury homes. Your search may even inspire a few other must-haves to add to the list.

WORK WITH A LOCAL EXPERT

If you are hoping to browse Estero luxury homes with confidence, working with a local expert is key. Many luxury homes are not listed on traditional real estate websites. Therefore, it is imperative that buyers seek out an agent who is familiar with the area and has built solid relationships in a certain market. This is the best way to ensure your agent is up to date with the current offerings.

If you need some assistance navigating the Estero real estate market, look no further! The team at the Guillette Group boasts years of experience working alongside buyers and sellers in the luxury space. They have helped countless buyers like yourself understand and navigate the ever-changing South Florida and Estero real estate markets with ease. WHERE TO FIND THE BEST PIZZA FROM NAPLES AND FT. MYERS, FLORIDA

Southwest Florida is famous for its warm, sunny weather and peaceful sandy beaches, and because of this, real estate in the Sunshine State is booming. People are flocking from across the country to buy luxury homes in destinations like Naples and Ft. Myers, where the sun is always shining, and the taxes are low.

Residents in Southwest Florida know the best local spots to order pizza that's piping hot and packed with fresh ingredients. Here are some restaurants between Naples and Fort Myers that serve the best pizza in the state.

MISTER O1 EXTRAORDINARY PIZZA

Even though pizza shops are a dime a dozen, everyone knows that all pizzas are not created equally. Mister 01 has self-proclaimed that their pizza is "extraordinary," and the restaurant's loyal customers enthusiastically agree. Established in 2015, Mister 01 Extraordinary Pizza prides itself on being a modern and trendy pizzeria that serves authentic Italian pies.

The founder of Mister 01 came to the United States on a Visa 01, which meant that he'd proven to have extraordinary talent. In this case, and to our delight, his talent was creating the most delicious and authentic pizzas in Florida. Today, the restaurant maintains its high pizza standards by importing flour from Italy and cooking with only the freshest ingredients. Each pizza is handmade from scratch without adding any sugar or preservatives to the sauce.

Stop by and try the Star Luca, a star-shaped pizza filled with creamy ricotta cheese, spicy salami calabrese, mozzarella, Italian tomato sauce, and fresh basil. If you're in the mood for a truly authentic Italian dish, order a burrata with toppings like Italian balsamic glaze or white truffle oil.

Mr 01 Extraordinary Pizza has locations throughout Florida and across the pond in Madrid, Spain, and Riyadh, Saudi Arabia. Luckily, there's a Mr 01 in Naples, near the finest luxury neighborhoods in the state. The restaurant offers pizzas made with gluten-free vegan crust and cauliflower crust at no additional charge for people with special dietary needs.

FINE FOLK

Fine Folk is family-owned and operated and is deeply involved in the community in Ft. Myers, FL. With 30 different specialty pizzas and an entirely vegan menu, this restaurant offers a handcrafted artisan pizza for every palette. Fine Folk has impressively won two major national awards for having the best non-traditional pizza, including the Caputo Cup in 2018 and 2019. Its sister restaurant in New Jersey also won the best Boardwalk Pizzeria in the entire state for its famous cheese pizza.

Fine Folk makes its award-winning pizza dough using a 72-hour double rise cold fermentation method and tops each pizza crust with only the finest ingredients. Try the pretty fly for a fungi vegan pizza and eat it al fresco at one of the restaurant's outdoor tables. Fine Folks' certified pizza acrobats will come to your table to teach you how to flip pizza dough while you wait. Kids especially love this trick, and the restaurant's acrobats were even featured on America's Funniest Home Videos when a little girl had a pizza dough land hilariously on her head. The restaurant also offers a unique make-at-home pizza kit.

Everyone will have fun creating a Fine Folk's artisan-style pizza when you bring a kit to your luxury home in Ft. Myers.

LOWBROW

LowBrow is a reasonably young pizzeria that's taken the city by storm. Residents in Naples and tourists alike rave about the restaurant's 12-inch pizzas that are wood-fired to crispy perfection. The restaurant proclaims to be "serious about pizza and beer — and nothing else," and it shows. Their crusts are naturally leavened and are made with only the simplest ingredients: flour, salt, and water.

Each pizza is made with fresh ingredients from scratch and is hilariously named. Try ordering pizzas like the Facemelter or pepper-bro-ni, or ask for a side of taters gonna tate without cracking a smile. The restaurant prides itself in serving mouth-watering pizzas in a lively atmosphere complete with live music and plenty of fun. In fact, they host a variety of special events throughout the year that make eating pizza extra fun.

If you're ready to enjoy a delicious pizza in a fun and lively restaurant, try LowBrow's. The restaurant recently celebrated four years of making delicious pizzas in Naples, and with its increased popularity, LowBrow isn't going anywhere anytime soon.

MELLOW MUSHROOM

If you like modern art and fantastic pizza, Mellow Mushroom may be a perfect fit. This restaurant is a well-established franchise founded in 1974 in Atlanta, GA. For over 40 years, each Mellow Mushroom location remains locally owned and operated, and the franchise claims to make the "best pizza on the planet."

Mellow Mushroom's mission is to create delicious food in an environment that's fun and creative, and they successfully hit the mark on both fronts. Each hand-tossed, stone-baked pizza is topped with high-quality, fresh ingredients, and each one is made with a spring water crust.

The Signature Mellow Dough is made with the finest variety of unbleached wheat flour, Appalachian spring water, and no refined sugar. The sauce is made with hand-selected tomatoes picked and processed hours after they've been harvested.  No additives or preservatives are used when making the pizza sauce. Meat is 100% natural, without additives, preservatives, hormones, or steroids. Cheese is aged perfectly and always fresh.

Stop by for a cosmic karma pizza topped with Mellow red sauce, authentic sheep's milk, feta cheese, spinach, sun-dried tomatoes, mozzarella, and roma tomatoes, and wash it down with a house-made margarita.

7 BOATING DESTINATIONS NEAR FORT MYERS

With white-sand beaches, warm weather, and an abundance of activities, Fort Myers has long been a destination for vacationers, home buyers, and real estate investors. Located along Florida’s Gulf Coast, Fort Myers has seen rapid population growth over the last decade, including an approximately 20% increase in median home prices. Together, these factors have made Fort Myers one of the best opportunities to buy and sell real estate in Florida.

Potential buyers are interested in Fort Myers for many reasons, but most tend to focus on the city’s proximity to the ocean. If you’re interested in Fort Myers real estate for sale, you’ll want to familiarize yourself with the islands and waterways nearby and research the tremendous amount of recreation that Southwest Florida has to offer.

Below are seven island getaways accessible by boat from Fort Myers, setting the area apart from many other seaside destinations in Florida.

CABBAGE KEY

This secluded island getaway offers visitors a taste of the friendly hospitality and relaxation that Florida vacations are known for, without the unwanted commercialization you’re likely to find elsewhere. Located approximately five miles from Pine Island, Cabbage Key is 100 acres of tropical paradise. Visitors can enjoy various activities, including fishing, boating, and strolling the island’s sandy beaches. More than anything, visitors are encouraged to relax and enjoy the views of Pine Island Sound and the surrounding area.

For a quick trip, stop in and have a meal at the island’s restaurant and bar. Don’t forget to try the signature cocktail, The Cabbage Creeper. If you’re in the mood to stay longer, you can stay at the island’s inn or one of the many rental cottages available throughout the year. Whether you’re stopping in for an afternoon on the beach or spending the weekend, you’ll enjoy the quiet, secluded atmosphere found on Cabbage Key.

CAYO COSTA STATE PARK

Formerly known as La Costa Island or Padilla Ranch, Cayo Costa State Park is an excellent camping destination for boaters visiting Fort Myers. With 30 campsites and 12 cabins, campers can enjoy the pristine beach and indigenous vegetation offered by Cayo Costa State Park.

Accessible by boat, ferry, kayak, or helicopter, Cayo Costa State Park includes approximately nine miles of undeveloped shoreline, perfect for outdoor activities. Visitors often enjoy swimming, snorkeling, shelling, fishing, and birding. Additionally, there are over six miles of biking and walking trails located on the inner part of the island.

ESTERO ISLAND

Home to Fort Myers Beach, Estero Island offers a great nightlife scene and is popular among spring breakers. Although connected to the mainland by a bridge, those wishing to flex their nautical skills should visit the island by boat. Accommodations on the island include rental homes, condos, and hotels. If nightlife isn’t your scene, you might be interested in Mound Key Archaeological State Park, especially if you’d like to learn more about the indigenous history of Southwest Florida.

USEPPA ISLAND

Located on the northern end of Pine Island Sound, Useppa Island is a 100-acre island home to the exclusive Useppa Island Club. Since reopening in 1976, boaters, seasonal residents, and international travelers have attracted the island’s seclusion and solitude. Members and guests may use their own boat or reserve a taxi through the island’s taxi and limo service.

Once on the island, members can stay in one of seven suites at the Collier Inn, a single-family home, or twin-family cottages. Each property offers a unique view and atmosphere, and members enjoy full access to all island facilities and club functions year-round. Like many other islands in the area, Useppa Island is accessible only by boat or air.

PICNIC ISLAND

Near the mouth of the Caloosahatchee River lies Picnic Island, a 7.4-acre island within Lee County. Picnic Island is a man-made island created by dredging the Sanibel Causeway. Although there are no docks on the island, boaters can anchor not far from the shore, and visitors are encouraged to bring water shoes. If you love shelling, wading, fishing, and picnicking, you’ll want to check out Picnic Island.

NORTH CAPTIVA ISLAND

Originally part of Captiva Island, North Captiva is a pristine island paradise located just off the coast of Southwest Florida. Only a short boat ride from Pine Island, North Captiva is the perfect destination for families. Visitors can book a rental through the North Captiva Island Club or Safety Harbor Club. Vacation rentals are fully equipped with anything you might need, including a boat dock, private pool and hot tub, and game room. Pet-friendly house rentals are also available.

SANIBEL AND CAPTIVA ISLANDS

One of the most popular tourist destinations in the area, Sanibel is known for its shell beaches and wildlife sanctuaries. More than half of the island is occupied by a wildlife refuge. Sanibel is easily accessible and is one of the most unique barrier islands in the world due to its east-west orientation. Visitors can reach Captiva via a bridge, and activities on both islands include biking, kayaking, golfing, and fishing.

Unlike other secluded islands in Southwest Florida, Sanibel and Captiva offer an abundance of retail and dining opportunities—particularly on the larger Sanibel Island. Cyclists living in the Fort Myers area enjoy the islands for their numerous bike paths and bridge connections and blend of luxury amenities and nature.

Naples, Florida, is a popular destination for real estate investors. Whether you're looking to buy a primary residence, purchase a vacation home, or invest in property, there are several things you should know before searching for Naples homes for sale.

WHY IS NAPLES A POPULAR AREA?

Dining

Looking for a delicious dining experience? Naples has everything to meet your needs. From fresh seafood to classic Italian dishes, you're sure to find something to satisfy your taste in Naples. With its beautiful waterfront views, it's worth checking out some of the area's restaurants, like Baleen, The Bevy, Chops City Grill, and The French Brasserie Rustique. Baleen offers beachfront views and delicious seafood. For brunch, try The Bevy at 360 12th Avenue South. When craving steak, be sure to visit Chops City Grill. For a Parisian bistro-like experience, The French Brasserie Rusticque, known more commonly as “The French,” offers classic and rustic French dishes.

Shopping

Naples is known as “Florida’s Upscale Shopping Capital,” you can find almost anything you want here, from high-end stores to outlet malls. Naples has it all, whether you're looking for brand-name fashion or local treasures. Some of the best places to shop in Naples include the Fifth Avenue South Business District, Mercato Shops with live entertainment, the historic district of Third Street South, and Waterside Shops Mall at Pelican Bay.

LEISURE ACTIVITIES

When buying real estate in Naples, there is no shortage of things to do. From enjoying the beach to taking in a museum, the options for leisure activities are extensive, including visiting local gardens and parks, walking along the waterfront, and touring local museums.

Gardens & parks

Residents, guests, and other visitors who enjoy exploring flora and fauna should visit the Naples Botanical Garden, the Audubon Corkscrew Swamp Sanctuary, and the Naples Zoo at Caribbean Gardens.

Waterfront

For those who want to enjoy the sun, sand, and surf, be sure to visit the Naples Pier, Crayton Cove, Delnor-Wiggins Pass State Park, and Lowdermilk Beach Park.

Museums

When looking to spend a day wandering local museums, check out The Golisano Children’s Museum of Naples, Collier County Museum, the historic Palm Cottage, Naples Depot Museum, and Von Liebig Art Center.

NAPLES REAL ESTATE MARKET

Before investing in Naples real estate, it’s essential to learn the current market trends and consider how you’ll use the property. Is it strictly an investment property or a forever home?

Current trends

In January 2022, the median listing price of Naples real estate was $839,000, up from a $499,000 median listing price a year ago. Looking at the past year in full, the median list price for Naples homes for sale peaked at $650,000 in June 2021, so the median listing price in January was nearly $200,000 higher. As of January 20, 2022, the Naples homes for sale inventory was 974, which shows a 200 listing jump from the mid-700 average in July-December 2021. Overall, median list price trends over the past five years show a strong upward movement, from the mid-to-upper $400,000 to above $800,000 in January 2022, with the most significant growth from October 2020 to January 2022.

Choosing a property in Naples is a solid investment in a market showing a drastic price increase, regardless of whether you’re selecting a property you plan to rent or use as a primary residence.

Investment property

Those aiming to invest in Naples real estate will appreciate the excellent shopping, dining, and array of leisure activities. In January 2021, the median rent for units in Naples ranged from $2,500 for a two-bedroom and $4,479 for a four-bedroom unit. With a median rent increase, real estate investors in Naples can expect their investment income to improve between 1.3-3% annually.

For those who prefer to use their investment properties as temporary rentals, Airbnb.com shows the average nightly cost ranges from mid-$100 to well over $1,500 for a single guest. Investors can potentially earn $50,000 to $550,000 annually for their rental property if they’re able to host guests every night of the year, based on the average price.

Insurance

Finding the right insurance when purchasing an investment property is crucial. Short-term lease insurance is different from long-term, and if you’re looking to list your property on websites like Airbnb, there may be a few stipulations. Lease restrictions are a big deal in Naples — this community has dozens of Home Owner Associations regulations, so finding a property with lease terms that work with your plans is essential. Working with a trusted agent who knows the Naples community well can help you navigate this process, but be sure to do your research when looking to list your investment property for rent.

Forever home

When purchasing a property in Naples as a “forever home,” buyers are sure to appreciate the family-friendly area’s excellent schools and wealth of things to do. A COMPLETE GUIDE TO RIGHT-SIZING YOUR HOME IN MIROMAR LAKES

Whether you’re purchasing a vacation home for a Floridian getaway, downsizing after becoming empty-nesters, or searching for more space, it’s important to find a property that fits your needs. Too much, and you’ll have more square footage in your home than you care to maintain. Too little, and you’ll feel cramped. Let’s take a closer look at how to find Miromar Lakes Real Estate you love.

TIPS FOR RIGHT-SIZING

1. Consider your lifestyle

Miromar Lakes has it all. Whether you want to go big or cozy up at a condo, you’ll find properties of all sizes here. If you’ve purchased a coach home here to visit on vacation but can’t seem to stay away from our vibrant community, moving up into a large home might be the right move for you. However, if you’ve slowed down recently, opt for a single-level property or a condo with an elevator to make coming and going easy.

2. Explore a range of estate options

This esteemed community is highly sought-after for its upscale amenities, close-knit community, park-like setting and can’t-be-beaten climate. There is a large variety of property options and price points, beginning in the $400,000 range and with many moving well into the seven-figures. The design concept behind Miromar Lakes is to make you feel like you are on vacation from the time you pass through the gates, and living here is a lifestyle investment.

3. Determine your motivation

There are countless reasons you might be ready to move, but understanding why you’re looking for a new place is the most important step to finding the right fit. Otherwise, you might find that your new property still doesn’t meet your needs.

Think about how you’re utilizing your current space and take time to reflect on your typical routines. Which rooms do you spend the most time in? This will determine the amount of space you want to dedicate to that purpose in your new property. If you’re an avid home chef, a spacious kitchen is in order, or if you’re a die-hard movie fan, consider a widespread living area.

Additionally, consider how you plan to use the home moving forward. If you’re a world-traveler with long trips planned in the next few years or an outdoors enthusiast who spends the weekends driving up and down the coast, you might want to consider a smaller home. Alternatively, if you want to host large gatherings, you’ll need the additional space.

Of course, don’t forget to consider what you like. If you love sprawling floor plans but can’t use the stairs, shop for single-story homes. Don’t have a green thumb, but want your property to have exceptional curb appeal?  Great news, all landscaping is maintained by the HOA in Miromar Lakes.

Not sure where to start? Here are a few examples of reasons you might upsize or downsize.

REASONS TO UPSIZE YOUR MIROMAR LAKES HOME

You need to make room for your growing family

One of the main reasons many people decide to up-size their home is because their family is growing. Whether your current family size has gotten too big for your current home, or you planning on having a place with space for your children or grandkids, having a larger home will accommodate whatever your situation is. With a bigger home, you’ll have plenty of space to live comfortably and foster an environment where your family can grow and learn.

You want to entertain guests

Owning larger properties allows you more space to host guests, whether you’re watching the grandkids for the week or throwing a dinner party for friends. Whereas with a condo, you share outdoor spaces with other residents, a spacious single-family home provides you with the privacy of your own backyard.

You want to spend more time in Miromar Lakes

We understand. Once you’ve lived here, it’s hard to stay away. Moving into a larger home is a common solution for snowbirds who get a taste of the Florida lifestyle and want to experience it year-round.

REASONS TO DOWNSIZE IN MIROMAR LAKES

You want a hands-off property

Condos in Miromar Lakes offer a fantastic opportunity to live here without the hassle. You won’t have to worry about landscaping or many *home repairs. Simply unlock the door and kick your feet up. Whether you’re hunting for a vacation property you can call home for the summer or have recently retired and are living here long-term, condos with smaller footprints are a coveted alternative to single-family homes.

You’re an empty-nester

If you’ve recently had children move out, you might find that your current floorplan is overwhelming — especially without the extra help around the house — and there are only so many creative ways to fill empty rooms. Eventually, you’ll realize that you’re ready to swap the extra square-footage for a property that fits just right.

Finding a property that fits your needs is a decision you will not regret, so if the signs are there and you're ready to make the change, contact real estate agents at The Guillette Group today for more information on homes for sale in Naples, Bonita Springs, or Estero, Florida.

HOW TO GET THE HIGHEST ROI FROM RENOVATIONS

As a homeowner and as someone looking for a profitable return on their investment, it is often wondered what types of additions and renovations will yield the biggest profit. Typically, the main way to not only improve the quality of your living space but also increase the value of your home for years to come is through a home renovation.

It is known that home renovations can provide up to 70% ROI on average, which is why many people choose to update their homes before selling them. These renovations can lead to a long-term value increase such as adding a basement or adding an extra room or short-term value like remodeling a room in your home to fit a more modern appearance. Whether these improvements are big or small, the best projects that generate the most ROI are the ones that can add more square footage or usable space to a home. Let’s explore the top renovations for increasing home value.

KITCHEN REMODELING

The main selling point for a home is often tied to the kitchen. Focusing your efforts on improving the kitchen can bring in a great return on investment. However, a full remodeling may not be necessary and many times small improvements can lead to big results. Sometimes all it takes is a small budget that is used wisely and strategically to end up with something that looks better than before. When taking on this type of project, it’s all about the design and the product selection. Some ways you can revamp your kitchen include upgrading appliances, painting or repainting the walls, and refinishing surfaces. It is always important to remember that even though the project itself may be a little costly, it doesn’t mean that you won’t get even more back in return.

BATHROOM REMODELING

Bathroom remodeling can bring just as much success in boosting ROI as kitchen remodeling. Kitchens and bathrooms are always the top two rooms in a home that are considered the greatest selling points to buyers. Minor bathroom remodeling is often preferred over trying to remodel an entire home because the bathroom alone can bring in the same value as trying to do several costly projects around the house. For instance, updating the bathrooms in the house to a more modern feel with upgraded features can add a lot of value to a home. This can be improved in ways such as replacing an old showerhead with a rain showerhead or replacing the vanity to a more updated style. These changes can give the feel of a brand new bathroom, which is highly appealing for most home buyers.

HOME OFFICES

As a response to the COVID-19 pandemic, remote work has become increasingly popular. By adding this space to your home, whether converting a current room or adding onto your property, you’ll boost the overall worth of your home and improve your productivity at the house. Gone are the days of working late nights at the kitchen counter. Plus, creating a multipurpose space that can double as a guest room and a home office adds more value to your property — and twice as much usefulness!

EXTERIOR RENOVATIONS

Not only can renovations to the interior of your home add significant value, but the exterior of your home has a lot of value as well. Your front door will be the first thing that people see when they visit, so if you want your home to give the best impression, you need to make sure it's always in tip-top condition. Fiberglass doors are also enticing for homeowners who want the beauty and endurance of a door that won't shrink, crack or warp like wood. You'll get rid of the hassle of having to care for wooden doorways, which provides convenience which adds value. If your garage door is working but doesn’t appear to be run down, you probably haven’t considered replacing it. However, if you're thinking about selling your house and your neighbors are making improvements, then you should reconsider making some changes before you pass up on this opportunity to add some more value to your home. Buyers would be more attracted to a garage that has a steel or wood composite door than a door that may seem a little worn. Homeowners can also replace their windows with a smarter, eco-responsible option which will lead to the long-term financial gain of increasing the value of your home.

ADD MORE FEATURES

Adding extra amenities to your home will always lead to an increase in ROI and value, especially if its features are in high demand in the area you reside. For instance, for those who enjoy pleasant days by the pool while letting the kids swim, a home with a pool is a dream come true. However, some may perceive owning a pool as allowing for less yard space and more maintenance costs so they would avoid buying a home with this feature. In a place like Florida, where the climate is tropical and being in the water is a typical daily activity, adding a pool to your home can help skyrocket your home's value. Also, it's likely that you'll want to add a deck or patio to your home if it doesn't already have one. Most people want a place to set up their grill as well as a place to sit and enjoy some nice time outdoors. This is a less-costly project as wood is less expensive and provides a larger return on investment, but it requires a lot more maintenance. Composite is more expensive, but it is nearly maintenance-free.

SMALL INTERIOR UPGRADES

If a large DIY project isn't your thing, there are plenty of little adjustments you can make that, when added together, can provide you a fair return on investment. It is a great idea for you to go through your entire home and make little strategic changes, such as choosing light fixtures that complement the aesthetic of your home if your budget allows. Installing new doorknobs and kitchen cabinets pulls in the same metallic shine as your light fixtures will tie your design together, giving it a high-end decorator appeal on a budget.

UPGRADED FLOORING

Upgrading your floors revamps both the look and feel of your property, and choosing long-lasting, durable options provides timeless appeal for years to come. Replace outdated carpeting or scuffed floors with cost-effective vinyl flooring or tile. Not only will these make for easy clean-up after sandy beach days, but they’ll add a polished, new look to your property that is sure to catch the eyes of interested buyers.

If you're going to spend money on a home improvement project, prioritize the ones that will increase its resale value. Also, always remember that in different real estate markets, certain improvements may be more valuable than others. It's a good idea to talk to a local real estate agent about which renovations are most likely to pay off financially. If you would like more information on your ROI and are looking into homes for sale in Naples, Bonita Springs, or Estero, Florida, contact The Guillette Group today for more information.
