Own a rare piece of paradise in Southwest Florida! Little Shell Island, located in the Caloosahatchee River within the Miserable Mile at Marker 93—just south of Tarpon Point Marina—offers approximately .7 acres of natural beauty surrounded by calm waters and breathtaking views. Priced at $799,000, this private island is currently zoned AG-2, offering a wide range of potential uses. City and County staff have previously recognized the inherent challenges of island development and have granted a variance waiving the standard setback conditions typically required along similar waterbodies in Southwest Florida. Accessible only by boat, Little Shell Island offers a truly secluded retreat. The island has a colorful history, once serving as a popular restaurant destination for locals and passing boaters in the 1970s and 1980s. A previous dock serviced the island, and there may be an opportunity to rebuild, subject to permitting. Additionally, the current owner had previously applied for a variance to build a solar-powered lighthouse-style structure featuring a one-bedroom residence. Whether you envision a private escape, an eco-resort concept, or a return to commercial hospitality, Little Shell Island presents a once-in-a-lifetime opportunity to create something truly special in one of Florida’s most iconic waterways.
