2026042139 MLS ⋅ Clamshell Condo BLDG.
A once-in-a-generation Gulf-front redevelopment opportunity on Sanibel Island. Offering approximately 2.54 acres and an extraordinary 300 feet of beach frontage along the Gulf of Mexico, this former six-unit Clamshell condominium site presents a combination of scale, location and development potential rarely available on the island, especially at this price point. Due diligence has begun toward the potential replat of the property into four single-family residential lots, creating the opportunity for four individual Gulf-front homesites while retaining Resort Housing zoning and its associated rental flexibility. Subject to applicable approvals, a buyer pursuing a major subdivision and replat could create a beachfront enclave tailored to their vision such as develop all four homesites for construction or resale, retain one or more parcels for a private residence while selling the remaining lots to help offset acquisition and development costs, or explore other redevelopment possibilities afforded by this exceptional site. Within Sanibel’s Resort Housing District, the property offers important flexibility for future redevelopment, including nightly rental opportunities, relief from certain Angle of Light restrictions applicable to single-family residential development and the ability to build three stories above required flood elevation, subject to applicable approvals and regulations. These provisions, combined with the property's substantial Gulf frontage and acreage, create a compelling foundation for an extraordinary new beachfront community. The property was formerly home to the Clamshell condominium complex, consisting of six townhome-style condominium residences within three buildings that were demolished following Hurricane Ian. For purposes of Sanibel’s Buildback Ordinance, the pre-storm development consisted of three three-bedroom and three two-bedroom units, a swimming pool and private beach boardwalk. Zoned Resort Housing, the property includes D-1 (Lowlands Wetland Zone), E-2 (Gulf Beach Ridge) and A (Gulf Beach Zone) designations. Numerous redevelopment possibilities exist, with future residences positioned to capitalize on exceptional beach frontage, Gulf views and direct access to one of Sanibel’s greatest natural assets. Centrally between Sanddollar and Signal Inn, the site offers convenient access to an 18-hole golf course, restaurants, shopping, resorts and Sanibel’s scenic shared-use path system. Opportunities of this magnitude are exceedingly difficult to replicate with approximately 2.5 acres, 300 feet of Gulf frontage, Resort Housing flexibility and the potential to create four individual Gulf-front homesites or an entirely new beachfront community. An exceptional opportunity to shape a significant piece of Sanibel’s next chapter.
