Why You Still Need a Realtor for New Construction
Yes, you can walk into a sales office and buy directly from the builder. But here’s the catch: the sales reps work for the builder, not for you. Their job is to represent the builder’s best interests.
When you have your own realtor, you have someone in your corner who knows what to ask for, how to negotiate, and where the opportunities are. My team has multiple buyers under contract with new construction right now, and because we do so many deals, we often know about opportunities before they hit the market—like when a contract falls through and a home becomes available again.
Pro Tip: When you first visit a community, bring your realtor or at least register them with you. Builders are strict about this!
And no—you don’t get a better deal by going without representation. Builders have separate funds that pay commissions, so your realtor is a resource for you at no extra cost.

Within a few weeks of signing your contract, you’ll spend 3–4 hours picking out everything from flooring to cabinets to pool design. It’s a lot of decisions at once.
Pro Tip: Ask for a preview appointment so you can see the design center in advance and get a feel for what you like. Walking in prepared makes the process much smoother.
Why You Should Still Get an Inspection
Yes, new construction homes come with warranties. But remember, humans are building these homes—and mistakes happen.
An inspection before closing can catch issues early so they’re fixed before you move in. For example, when we built our home, a support beam in the wrong place kept our freezer door from opening all the way! The builder fixed it, but catching things upfront saves headaches later.
Even with warranties, it’s better to start off with as few surprises as possible.
