Lately, I have been having a lot of conversations about what is actually happening in the Southwest Florida real estate market. Even though we are clearly in a buyer market, we are starting to see some shifts that feel familiar, but also very different from what we experienced during the peak of the market.

Homes are sitting longer overall, inventory is higher, and buyers have more choices. At the same time, we are seeing multiple offers pop up again when homes are priced correctly. Buyers are also trying new strategies, like going directly to listing agents, and we are starting to see more appraisals come in lower than contract price.

So what does all of this really mean for buyers and sellers right now.

Yes, It Is Still a Buyer Market

There is no question that Southwest Florida is still a buyer market. Inventory is up, buyers have leverage, and there is room to negotiate on both resale and new construction.

What has been interesting over the last month is that once a home hits the right price, buyers respond quickly. We have seen several homes sit for weeks and then suddenly go under contract within days after a price adjustment. When a home is priced accurately, shows well, and checks the right boxes, buyers are willing to move.

This is where multiple offers are starting to reappear, not across the board, but very selectively.

Multiple Offers Are Back, But Only for the Right Homes

Multiple offers today do not look like they did a few years ago. These situations are happening only when pricing, condition, and presentation are aligned.

Sellers are handling these situations in different ways. Some ask for best and final offers. Others quietly negotiate with the strongest buyers. What is important to understand is that not every buyer wants to compete. Some buyers will walk away if they feel pressure or uncertainty.

For buyers, the key is remembering that you are always in control. The best offer is the one that allows you to feel comfortable with the price and the terms. You should never feel forced into stretching beyond what aligns with your goals. If you do not get the home, you can walk away knowing you stayed true to what made sense for you.

For sellers, balance matters. Multiple offers are exciting, but buyer psychology still plays a role in a buyer leaning market. The goal is to create momentum without unintentionally pushing good buyers away.

More Buyers Are Trying to Go Direct to Listing Agents

Another trend we are seeing more frequently is buyers reaching out directly to listing agents, sometimes without representation and sometimes hoping the listing agent will represent both sides.

This is allowed in Florida, but there is a common misconception about what this means financially. Some buyers assume that by going direct, they will automatically save two and a half to three percent because there is no buyer agent involved.

In reality, that is rarely how it works. Most agents in Florida operate as transaction brokers, which allows them to assist both sides in a limited capacity. However, managing both sides of a transaction still involves paperwork, time, and liability. Most agents are not going to take on that additional responsibility for free.

There may be a small negotiated adjustment, but it is uncommon for it to equal a full three percent. Buyers need to think carefully about whether the potential savings truly outweigh the value of having their own advocate negotiating, guiding, and protecting their interests throughout the process.

Going direct can work in some situations, and we have helped buyers do it successfully. The key is fully understanding what you are giving up and what you are actually gaining.

Low Appraisals Are Becoming More Common

The third trend we are starting to see is appraisals coming in lower than contract price. This feels a lot like 2021, but in reverse.

When the market was rising quickly, appraisals struggled to keep up with increasing prices, which led to appraisal waivers and buyers bringing additional cash to close. Now, the market has shifted, and appraisals are catching up on the way down.

We have seen situations where appraisals came in light, even when the comps seemed reasonable. The reality is that an appraisal is one person’s opinion at one moment in time, and they can be very difficult to challenge, even when not everyone agrees with the conclusion.

When financing is involved, the appraised value matters. If an appraisal comes in below the contract price, there are a few possible outcomes. The buyer and seller can move forward at the agreed price. They can renegotiate and meet somewhere in the middle. Or the buyer can walk away if there is a financing contingency.

With cash buyers, the situation is different. A cash buyer may still choose to include an appraisal contingency for protection. Without it, there may be little leverage if the value comes in lower than expected.

These scenarios are becoming more common, which makes it even more important to structure offers carefully and understand the risks upfront.

A Market That Requires More Strategy

Between multiple offers on well priced homes, buyers trying to go direct, and appraisals coming in low, the Southwest Florida market is clearly in a transitional phase.

It is still a buyer market, but it is more nuanced than it was even a few months ago. Buyers and sellers both need to be more strategic, more informed, and more intentional with their decisions.
