Here are some key factors to consider.

While primary residences can be purchased with a 3% down payment in some cases, second homes typically require a minimum of 10% down (with 20% being more common) according to mortgage lenders. This is because lenders view second homes as riskier investments, according to mortgage resources. 

Credit Score

Lenders prefer higher credit scores for second home mortgages, and a higher score can lead to better interest rates.  A score of 640 or higher is often the minimum, but a score of 700 or more can significantly improve your chances of securing a lower rate. 

Debt-to-Income Ratio (DTI)

Lenders assess your ability to manage multiple mortgage payments by looking at your DTI. The DTI compares your monthly debt obligations to your gross monthly income, indicating how much of your income goes toward debt repayment.
